Know What to Look for in a Commercial Maintenance Agreement
The goal of a commercial maintenance agreement is two-fold. The first goal is to keep your system working at peak performance which will help you hold down utility costs all year long. The second goal is to catch possible issues before they become overwhelming and expensive problems. Keeping repair bills to a minimum is the best way to lower your energy costs, and the best way to do so is having routine preventative maintenance.


Unfortunately, not all maintenance agreements, also known as service plans, are created equally, so you will want to be sure yours includes some of the following. First off, the commercial maintenance agreement should contain at least one tune up per year and two tune ups are even better. This is typically done in the spring and the fall as summer and winner put more pressure on your system. Having a tune up at these times will ensure your unit is up to the job when you need it the most.


During these tune ups, your contractor should be performing certain tasks. These can include removing any debris or dust from coils and other areas of your unit whether the unit is inside or out. The contractor should also inspect fan motors, condensation drains, fans, and coils as well.


Refrigerant levels need to be measured and the amperage of the compressor should be checked to ensure that the correct amount of power is being released. Air filters should be checked as well as thermostat to determine if it is properly calibrated.
